URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The land parcel at Woodlands is seated opposite the Singapore Sports School and can yield 1,000 houses, according to Lee. Opposite the roadway, a government land sale (GLS) spot at Champion’s Way was offered for $904 psf per story ratio in September 2023 to City Developments Ltd. The site can be become a 350-unit private housing project.
The parcels in Sengkang remain in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Road to the South and Jalan Kayu to the West. Two roads detached the three parcels. “The Fernvale location is an extension of Sengkang town and brings residents closer to Seletar Aerospace Park,” says Lee Sze Teck, senior director of information analytics at Huttons Asia.
Different residence growth places in the area include those on Anchorvale Road, which could yield between 6,000 and 7,000 brand-new dwellings, includes Lee. Therefore, anywhere from 10,500 to 12,000 brand-new residences could possibly be offered in Sengkang in the future, including executive condominiums and private real estate.
The easternmost parcel in addition contains a small site zoned for non commercial, a different site for a park, and a proposed area zoned for health and wellness and primary care. The sites in this parcel might be built higher typically than the previous spot, with a bigger gross plot proportion of 4.0 or 4.2.
On the other hand, the site at Bukit Panjang is currently occupied by Beacon Primary School. Lee estimates that the site could produce 900 to 1,000 dwelling units and most likely be new Built-to-Order flats.
The inner location has pockets of housing areas, a proposed place for a park, and a proposed spot for a church. Most of the spots in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.
The 3 parcels in Sengkang have the potential to be developed into a total amount of 4,500 to 5,000 new dwellings in the long term, Lee quotes. He believes the household units may be a mix of HDB, executive condo units (ECs) and personal housing.
The western parcel is proposed to be zoned as a pure housing site (based on detailed planning). Huttons’ Lee reckons the westernmost location in Fernvale could house an MRT terminal for a brand-new line running from Woodlands to Greater Southern Waterfront and travelling through Sengkang. If so, the new stop will offer the upcoming suburb in Fernvale. “Nevertheless, it may take years for comprehensive planning on the new line to be recognized,” he includes.
Five land parcels were rezoned as part of the most current change to URA’s Master Plan 2019. Three of the locations remain in Sengkang, one in Woodlands and the other in Bukit Panjang. The changes are “to help with property project that is going to sustain the need for real estate in the places and also allow even more locals to get much easier easy access to services and public transportation, claims URA.
Two other tracts re-zoned for domestic property development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
