Hi no Chip Eng Seng and SingHaiyi Emerge as Developers of Chip Eng Seng Corporation, TMW Maxwell
Chuan Investments, and SingHaiyi Group have the bid to develop TMW Maxwell through a joint venture. The deal will transfer $276.8 million to the owners. It has the highest 40% stake, with the other two developers sharing the remaining stake equally.
A 13-story commercial development on 20 Maxwell Road has a gross parcel ratio of 4.3. It measures 41,799 square feet or 3,883.3 square meters with a potential gross floor area (GFA) of 21,746 square meters.
In the URA Master Plan, the site is zoned for commercial use, but the developer intends to seek mixed-development redevelopment approval. This increases the texture ratio to 5.6, bringing the GFA to 233,987 square feet, with 20% reserved for commercial use.
